What the Home Inspection Missed
Standard home inspections evaluate structural, electrical, plumbing, and HVAC systems. They do not typically assess indoor air quality. Radon, mold conditions, ventilation adequacy, off-gassing from renovations, and allergen conditions are all outside the scope of a standard inspection. Moving into a home without evaluating these factors means inheriting whatever air quality conditions the previous owners lived with.
Before You Move In
Test for radon (every home, non-negotiable). Run an air quality assessment to evaluate ventilation, mold and moisture risk, HVAC filtration, and chemical sources. If the home was recently renovated, evaluate off-gassing from new materials. If the home is pre-1978, consider lead paint testing in areas where paint is deteriorating. These steps establish a baseline so you know what you are working with before you unpack.
